The product is refurbished and will pay for itself within a year instead of giving money away to Comcast to rent their equipment. The self-installation was a little tricky but I was able to figure it out and contact Comcast to activate service for the product. It works like a charm, I am satisfied. Rating would be higher but its only been one day since receiving it.
